Inspections are performed Monday through Friday 8-4 and usually require 1-2 hours to complete. We cannot guarantee that your selected date and time is available, but we will make every effort to accommodate your needs. We will contact you to finalize your inspection date and time.

You do not need to attend the inspection; however we do encourage people to attend. We do like to provide everyone with a complete understanding of the well and/or septic system that serves the property. You can learn much more by attending the inspection rather than just reading the written report. If you are not able to attend the inspection due to schedule conflicts we strongly encourage you to discuss your report with the inspector once you have had a chance to read it over.

We do require payment before we release the results of the inspection. You can pay when we call you to schedule your inspection. We will collect your credit card information, and charge your card once the inspection is complete. If you plan on attending the inspection, our inspectors will accept check, cash, or credit card. Clean Water Testing accepts Visa and Mastercard.

Inspections and water tests are not considered public record and we do not share them with anyone other than the party responsible for paying. However we will happily share the report with your realtor upon your request.

Both well and septic systems are inspected to meet the standards that were in place at the time they were installed. The age of the home is usually the same age as the well and septic.

The activity and current use of the well and septic system is important information when evaluating the performance of each system. If the home is NOT occupied we recommend running water utilizing an outside fixture with a hose for 2-3 hours one day prior to the inspection. When a well sits unused the water quality can change, and if this water is tested it may not be an accurate representation of the water that you will be getting on a day to day basis. We have found that the water tests are more accurate if the well can be flushed prior to the inspection.

We will need to access certain equipment and instrumentation to perform this inspection. Depending on the type of foundation, our inspectors may have to bring additional tools and cameras to see everything that we have to inspect.

Is the home winterized - water shut off and blown out of the plumbing?

Some people choose to winterize a home and not heat it through the winter months. In most cases we can perform an inspection on a home that is winterized. Our inspector will perform the inspection without having to de-winterize and re-winterize the home; however it does require additional work by our inspector. If you choose not to have the home de-winterized prior to the inspection we will charge an additional $50 labor fee.

Are the well and septic accessible?

Some Wisconsin winters are worse than others. When there is deep snow cover it can be extremely difficult to locate all of the components for the well and septic system. If possible we ask that the areas around the well and septic be flagged, marked, or uncovered so we are able to complete the inspection in a timely manner.

To perform a well and or septic inspection requires us to use a number of tools in and around the home. If our inspector is unable to drive into the driveway of the home the inspection will take additional time and additional fee of $50 will apply.

Is there a FHA, VA, USDA, or HUD loan being used for this transaction?

We are required to test for Coliform Bacteria, E-coli Bacteria, Nitrate, and Arsenic when we inspect a well in the State of Wisconsin. In addition to those requirements, some types of government loans require additional water testing like lead and nitrite.

If yes, do you need Lead and Nitrite tested?

The cost of a nitrite test is $36. The cost of a lead test is also $36. We strongly encourage you to consult with your lender regarding this manor as not all VA, FHA, HUD and USDA loans seem to have this requirement. Unfortunately when these tests are required, it is usually caught by the underwriter of the loan the day before closing. This could push your closing date back by many days if not weeks. A nitrite test has to be run within 48 hours of the sample being collected. So if you decide not to have these tests performed at the time of inspection, and it is later discover that you need them, we will need to return to the property to collect another water sample and bring the samples to the lab for analysis which can take 3-5 business days to complete (there would also be an additional RUSH trip fee of $60). If you and your lender are unable to determine the requirements of the loan, we strongly encourage you to have the additional testing done at the time of inspection.

Shared well - one well provides water for more than one house. If the well is shared we will need to know where the well and pump controls (pump controls are usually associated with the pressure tank which is either a blue or gray tank) are located. If the well and/or the pump controls are on the neighbor’s property we will have to obtain permission to go on their property to access the well.

Wisconsin state code requires the inspector to search the property for wells and to inspect ALL wells on the property. Any additional active wells on the property are required to be inspected and the water tested. If there are any unused wells, the inspector will discuss with you what your options are.

Type of septic system

Please note that Holding Tanks need be pumped prior to inspection. If the property has a Conventional or Mound system we DO NOT want the septic tank pumped prior to our inspection. We realize as a buyer this maybe a difficult question to answer, so if you are not sure we can help find this answer when we call you to schedule the inspection. Mound systems have a drain field that often times appear like an oval shaped hill in the yard and may have PVC pipes sticking up from the ground. Conventional systems also have drain fields so a randomly placed pipe in the yard may be evident, but there will not be an oval shaped hill in the yard like a mound has. If you are the seller this maybe a easier question. Here are a few things to think about… How often is the tank pumped? If the property has a conventional or mound system, the septic tank is required to be pumped every three years. If the septic tank is pumped multiple times a year, the system is most likely a holding tank.

Are the manhole covers exposed?

Manhole covers are about 3 feet in diameter and made of concrete, or green molded plastic. Mound systems typically have two covers, conventional and holding tanks typically only have one. In order to perform our inspection we will have to remove these manhole covers. We ask that you have the manhole covers dug up if they are located below ground or covered in mulch. If we have to dig up the manhole covers we do charge an additional fee of $50 per cover.
